Franchise Renewal Terms Explained
Renewal looks like an automatic right but rarely is. Here's what to look for before your term is up.
Most franchise agreements run 10 years, with one or more renewal options. The renewal terms shape the value of your franchise over its lifetime.
Renewal Is Conditional
Renewal is almost never automatic. Typical conditions include compliance throughout the term, payment of a renewal fee, signing the then-current franchise agreement (which may have different economic terms), and re-imaging or remodeling the unit.
The Then-Current Agreement
This is the most under-appreciated risk in franchising. The franchisor can require you to sign a new franchise agreement at renewal — with a higher royalty, different territory, or new obligations. Negotiate this point heavily before initial signing.
Renewal Fees
Typical renewal fees range from 25% to 100% of the current initial franchise fee. Some franchisors waive renewal fees for franchisees who hit performance benchmarks. Ask.
Reimage Requirements
Many brands require a full remodel at renewal. This can cost $50,000–$300,000+ depending on category. Budget for it from day one of your franchise, not at year nine.
